If you've never built a modular home – or even a new home – you've probably got a lot of questions. So to help you Go With Confidence, we've put together a few answers. If you don't see an answer to your specific question below, let us know and one of our knowledgeable Field Reps will be glad to talk with you.

Who is Genesis Homes?

Genesis Homes is part of the Champion homebuilding family – an international builder of modular structures and the largest, most respected modular homebuilder in North America. Champion has built more than 1.7 million high quality homes to date and in 2007 alone, we built more than 3,700 modular homes for families in every part of the country. We are an active member of the National Association of Home Builders (NAHB).

Will Genesis Homes be my homebuilder?

Genesis Homes will be the builder and provider of the modules that will be the core of your new home. A local builder with a General Contractor's license is required to provide and coordinate the subcontractors site work necessary to complete your new home. You will actually contract with one of our approved builders to acquire your building permit, oversee the site construction and coordinate site inspections.

Does my Go House come with a warranty?

Your Go House comes backed with a 10-year structural warranty. Specific warranty for products installed in your Go House such as appliances, shingles, windows, etc. may carry additional manufacturer's warranty. Please see your local builder for detailed warranty information.

Will my home meet all local codes?

Yes. Your Go House will be built in conformance with your local building code. A third-party, state-approved inspection agency will oversee the in-plant construction and a local inspector will oversee the installation phase. This provides you with one of the most comprehensive quality assurance programs available in the construction industry.

How long will it take to complete my Go House?

There are many variables that impact how long it takes to complete a home. Your local jurisdiction's permit approval process and any improvements that will need to be made to your lot/site are two key variables. Generally speaking, your Go House will take from 3 to 5 weeks to be constructed at our factory and a typical installation can be completed in 4 to 8 weeks.

How complete will my Go House be when it is delivered from the factory?

You'll be surprised at how complete the interior is when it arrives at your lot/site. The cabinets, lighting and plumbing fixtures, and most of the interior finishes will be complete. Many designs even allow us to install most of the exterior finish of your home, such as siding and trim, so you can move in and start enjoying your new home faster.

Do you have model homes I can view?

We have model homes located at factories throughout the country. Please contact us to arrange a model home visit and factory tour. We'll even pay for your gas and buy you lunch when you visit!*

Can I make changes to the floor plan?

Yes. Even though our homes are built in a factory we are highly flexible and very responsive to customer requests. Your local builder can provide you with information on the types of changes available and any associated costs.

What kinds of options are available?

The Go House comes with a wide range of options that will allow you to customize your new home. Your local builder can provide you with a complete option list.

What if I did not find a home design on the Go House web site that fits our needs?

We are always developing new Go House plans. Please feel free to contact us using the contact form and let us know what type of design you are interested in. In addition to The Go House, Genesis Homes offers a wide range of home designs, which you can view at genesishomes.com.

How do I finance my Go House?

Modular homes are financed just like site-constructed homes. There are a wide variety of mortgage products available. Please consult your local builder for options.
