Why is Modular a Naturally Green Way to Build?
Many of the practices that make modular construction different from site built construction also increase the sustainability of our homes. Modular techniques can improve resource efficiency, increase a home's energy performance, protect your home from mold and water infiltration, and reduces the carbon footprint of the construction process.
Modular construction is resource efficient.
Our factory environment facilitates recycling activities, minimizes damaged material, and allows for the efficient use of building materials. The net result is that modular can lessen the impact construction has on resource use and decrease landfill waste.
Modular construction can improve a building’s
energy performance.
Because modular construction takes place in a manufacturing center, it is easier to produce tighter building envelopes. Enhanced quality control systems, large sub-assemblies (full wall, roof and floor sections) and assembly techniques found in a modular factory typically result in less air infiltration and lower energy costs than traditional construction site techniques.
Modular construction can increase the air quality inside a home by limiting exposure to mold and moisture infiltration during the construction period.
Since we construct our homes inside an environmentally-controlled manufacturing facility, they are protected from weather related damage. Even the raw material is stored under-cover to protect them from moisture problems.
Modular construction has a smaller carbon footprint
than traditional site construction.
Studies have shown that the efficiency inherent in modular construction, which extends to labor productivity as well as material flow and supply chain logistics reduces the energy required to construct a home.
A recent study compared the construction of a commercial building using traditional site-built methods with using modular techniques. It found that the CO2 output for the transportation component (workers to and from job site) was reduced by 64%!
